Creation of a local paramedical-commercial center in the town of Baincthun
Short presentationIn order to revitalize its town center and ensure the development of local services, the rural town of Baincthun is supporting the Maderema Company to create a local Pole project consisting of paramedical and commercial activities.
Goals- Reinforce the center of the village as a place of life,
- Strengthen the offer of new public services,
- Provide a range of services in the field of health.
Contexte (territory issues, targeted audience)Baincthun is a rural village of 1345 inhabitants (Insee in 2015). Located near Boulogne-sur-Mer, the town is crossed by the RD 341, which generates significant road traffic. This flow is an opportunity for the development of commercial activities.
Following the departure of several health professionals, the old medical practice was forced to close. Faced with this observation, it was important to see the emergence of new equipment making it possible to reconcile public service and local shops. The creation of a local paramedical and commercial center meets the needs of the population.
Opening of the building in June 2020.
Actions implementedThis center aims to be a model of exemplarity for the Boulonnais through its innovative architecture incorporating the heritage codes of the Boulonnais and through the diversity of service activities that it will offer to the public in rural areas.
Thus, on the same site, medical activities (planning the installation of a doctor to respond to the problem of medical desertification) and paramedical activities (physiotherapists and speech therapists offices) will work alongside commercial activities (hairdressing salon, florists in particular).
The multi-service and multi-partner destination makes this project a
innovative model, offering a new form of plural services to the public.

Points of vigilance, difficulties to pass through, success factorsSuccess factors: partnership between the municipality and private investors.
This medico-commercial pole project, which fits perfectly into the LAG's strategy, responds to both the creation and development of local services in rural areas. In addition, the architecture of the buildings is part of a logic of architectural integration. The choice of materials, the consideration of continuity and an "extension in the city improve the living environment by limiting the inconvenience.
This project aims to participate in the charms of rural areas while offering useful services that fight against medical desertification. Thus, residents will be able to get around on foot and thus reduce car use (fight against greenhouse gas emissions).
This project is a model that can be transferred to other territories on condition that it meets several criteria:
1. Political will of the municipality to maintain / create new services.
2. Taking into account the geographic, architectural and social specificities (taking into account the needs of the population) of the territory
3. Have a project leader motivated by such an investment and open to hosting activities that go beyond their area of expertise (mix of services)
4. Dedicated engineering

Supported by LEADER
The technical team provides constant support for the municipality and the project leader to develop new forms of local multi-activity service in the same place.
Without the support and intervention of the Leader program, the project would not have taken place in rural areas. The presence of dedicated engineering, funding in addition to the support of the municipality has reassured and comforted the project leader in his efforts.
